Being a Good Tenant and Neighbor

Its been a long, hard day.  It’s time to unwind – crank up some tunes, party with a few friends and make a little noise.  No problem with that, right?  WRONG!  While you forget your troubles, do not forget to be considerate of your neighbors.  It’s not a question of good manners – most leases state that a tenant is expected to “conduct him or herself in a manner that will not unreasonably disturb his or her neighbors’ peaceful enjoyment of the premises.”

Do not forget about the city noise ordinances!  A violation for excessive noise could mean stiff fines.  Please remember to: BE CONSIDERATE – BE AWARE OF THE NOISE YOU ARE MAKING – BE QUIET FROM 8 PM TO 8 AM.

If you are a St. John's University student, your behavior has a direct impact on how the community views the University, of which you are a representative.  As a SJU student you are expected to abide by the University’s Student Code of Conduct regardless of time or place.  The standard of conduct required of the students reflects high expectations for responsible behavior.  Responsible tenant behavior includes respect for the health, safety, and property of others in your residence and neighborhood.  Potential violations of the Student Code of Conduct include, but are not limited to the following behaviors:

  • Destruction or theft of property
  • Excessive noise
  • Furnishing alcohol to persons under 21 years of age
  • Disorderly behavior
  • Threatening behavior

Tips on how to be a good neighbor

  • Respect your rental. Take care of the property and the building. Dispose of trash and litter properly and regularly.
  • Respect your neighbors, their privacy and THEIR RIGHT to a livable, safe environment and quality of life.
  • Respect your neighborhood. Treat your new neighborhood just like your hometown.
  • Introduce yourself to your new neighbors. Start off on the right foot. Having a good relationship with them can work to your advantage if you ever need assistance or someone to look after your place if you leave on Winter or Spring break.
  • Know that your behavior off campus influences your neighbors' image of all college students and St. John’s University.
  • Make sure your guests treat your property, your neighbors, your neighbor's property and the neighborhood with respect.
  • If you are having a party, be reasonable, be responsible and don't allow your guests to create disturbances, drive unsafe, park illegally, block driveways or engage in disruptive or lewd behavior.
  • Be understanding of your neighbors. Know that your neighbors most likely do not follow the "college lifestyle" and the hours you may keep. Respect their lifestyle and their sleep.
  • Embrace the diversity of the community.
  • Get involved in your community!! Volunteer at a community center, with your block club or with the local faith communities.
